
Insurance carriers have seen an influx of “bad actors” when clients are getting work done on their homes. Here are some recommendations to consider before hiring a contractor:
Before signing a contract, make sure your goals are aligned.
- GET MULTIPLE ESTIMATES: Get written estimates from at least three contractors. Watch out for quotes that seem unusually high or unusually low.
- OPT FOR LICENSED LOCAL CONTRACTORS: Local contractors are more accessible, which is important should any issues arise. Be wary of those who solicit door-to-door or refuse to leave a contract overnight.
- VET THEIR PREVIOUS WORK: Look into references about the quality of their materials, craftsmanship, and customer service. Inquire about their professional reputation and years in business with the Better Business Bureau.
- DON’T SIGN WITHOUT AN ESTIMATE: Some companies will ask you to sign the contract without giving you an estimate. Do not agree. Consider having a lawyer review the proposed contract for your protection.
- GET EVERYTHING IN WRITING: Secure a comprehensive contract before work begins. Get everything in writing, and make sure the contract is clear and well-written.
- VERIFY THEIR INSURANCE & BOND STATUS: Ensure that the contractor is adequately insured and bonded. Request the contractor to provide a Certificate of Insurance (COI). If the contractor is not insured, you might be held liable for any accidents occurring on your property.
- AVOID RUSHED DECISIONS: Get multiple bids before making a decision. Don’t feel rushed into making an immediate decision, especially about contract signing.
- MAINTAIN DOCUMENTATION: Keep your contract and all related papers in one folder. This includes plans, invoices, insurance certificates, etc.
